Owner income convention: passive profit includes market-rate replacement labor; the working-owner view adds that cost back. The remaining $5,290 passive cash operating profit is the business return before D&A and financing. Their $12,490 sum is neither a guaranteed salary nor accounting profit.

Below operating profit: Base financing requires $4,924 monthly debt service; the cash plan also reserves $1,500 per month for maintenance capex and $500 per month for additional net working capital once stabilized. No owner income-tax reserve is modeled. Base potential owner cash available after those three items is therefore about $5,566 per month pre-tax. The passive-owner equivalent is negative at roughly – $1,634 per month, which is why this configuration is not attractive as a hands-off acquisition at the modeled leverage.

Unit contribution is intentionally kept clean of rent, management payroll, general insurance and other fixed overhead.
